Many of our large commercial and multi-unit residential projects require the added step of having an ALTA Survey performed.  ALTA (American Land Title Association) Surveys are typically required by the lenders financing such projects.  An ALTA Survey is a Boundary Survey with a modified Topographic Survey added.  Lenders want to know exactly what they are financing as far as the extents of the property (boundary); what improvements have been done to the property (topographic); what utilities are serving the property, including what utility easements that might be encumbering the property; means of legal access; possible encroachments onto the property or encroachment onto the property of others; and, locations of improvements within 5 feet of the property lines.  These are other issues clarified by performing an ALTA Survey.
